QUINTET PARTNERS REAL ESTATE FUND I

Invested in the development of 21 Harris Street, Sydney, a premium mixed-use property comprising 18,800 sqm of net leasable area. Quintet raised $62.8m to fund and construct the project, and following practical completion and the formal adoption of lease by anchor tenant Publicis Groupe, the property was acquired by Suntec REIT for A$296m, setting a new price record for the precinct at approximately $15,600 per sqm. The investment delivered returns to investors, including full capital return plus an additional 24% of principal, generating 17.6% gross IRR and 15.6% IRR net of fees. Quintet jointly arranged, structured and managed the investment process from acquisition through development to successful exit.

QUINTET PARTNERS REAL ESTATE FUND II

Invested in 175-185 Gloucester St, The Rocks, NSW, acquiring a strata office property in one line. Quintet jointly raised capital to fund the acquisition in partnership with the Sponsor, implementing a value-add strategy through extensive building refurbishment. Following the successful execution of the repositioning plan, the property was sold through a competitive sale process, delivering returns to investors. The investment generated a 141% IRR net of fees. Quintet jointly arranged, structured and managed the entire investment process from acquisition through refurbishment to successful exit.

QUINTET PARTNERS REAL ESTATE FUND III

Invested in two commercial office buildings at 159 Coronation Drive and 5 Cribb Street in Milton, Queensland. The properties, with a combined site area of 5,200 sqm, were acquired in January 2020 for $33.7m. Quintet jointly raised $18.4m to fund the acquisition in partnership with the Sponsor, implementing a value-add strategy through extensive building refurbishment. Following the successful execution of the repositioning plan, the properties were sold through a broadly marketed sale process for $46.6m in August 2022. The investment delivered returns to investors, including full capital return plus an additional 29% of principal, generating 11.2% IRR pre-fees and 10.9% IRR net of fees. Quintet jointly arranged, structured and managed the entire investment process from acquisition through refurbishment to successful exit.

QUINTET PARTNERS AQ ONE CENTRAL FUND

Invested in 1 Central Avenue, Eveleigh, NSW, a premium property providing strategic exposure to Australia's growing life sciences industry. The property, with a Gross Asset Value of $110 million, was acquired in July 2024. The property is anchored by the University of Sydney, offering stable tenancy while capitalising on the expanding life sciences ecosystem encompassing R&D, specialised services, clinical trials, and advanced manufacturing facilities. This strategic investment positions investors to benefit from Australia's emerging leadership in life sciences innovation. Quintet arranged, structured and managed the investment process from acquisition and continues to oversee the asset management strategy to maximise long-term value for investors.
